On the eve of the holidays, Ukrainians traditionally start looking for accommodation for New Year's Eve, and it is during this period that the daily rental market behaves particularly unpredictably. According to data published by RBC-Ukraine, demand is growing in waves, and property owners are reacting differently to the rush.

Different cities — different realities: how are prices formed now?

The cost of daily rent depends on the size, condition of the property and the city itself. Data from advertisements show that the gap between the minimum and maximum prices in Kyiv, Odesa, Lviv and Dnipro is several times.

In the capital, daily accommodation in a one-room apartment is usually priced in the middle range, although there are still budget options on the market. In central areas, the price can increase significantly, especially before the holidays.

Odesa shows the biggest difference between budget and premium offers. Here you can find very affordable options, but next to them are expensive apartments in coastal areas, where the price per night soars to the level of the premium segment.

In Lviv, daily accommodation is usually moderately priced, but central areas are traditionally more expensive. A similar situation can be observed in Dnipro: the market is in the mid-range segment, but the newest complexes offer higher accommodation costs.

According to experts, the overall price level is now lower than before the war, as the market is trying to maintain stable occupancy.

What is happening with demand: who is renting accommodation now?

The format of short-term rentals changed after 2022. Before the war, demand was driven by tourists, businesspeople, visitors to relatives and couples planning romantic weekends. Some of these categories have almost disappeared, which has affected overall market activity.

Experts confirm that the number of foreigners who previously actively booked accommodation for several days has significantly decreased. Demand remains, but it is lower than in the pre-war period.

Holidays change the rules: why are prices jumping up?

Despite the overall decline in activity, the market revives at the end of December. The pre-New Year period consistently creates additional demand, which apartment owners take into account in their prices.

Experts note that the type of accommodation also contributes to the increase in interest: two- and three-room apartments, which are more often rented by groups of friends, will increase in price the most. During the holidays, prices can rise by 20-50%, and some owners make a sharp increase on 31 December, sometimes by 2-3 times.

When to look for an apartment so as not to overpay?

Although many people book accommodation in advance, it is still possible to find an option at the end of December. According to experts, even a week before the holiday, you can find an apartment without significant difficulty.

Interestingly, it is the last days of the year that often create a ‘window of opportunity’: some of the early bookings are cancelled, and prices return to normal. Some tips even recommend waiting until 30 December, because at this point, you can find offers without inflated holiday rates.

At the same time, not all experts see a sharp surge in demand this year. Due to the holiday calendar, many Ukrainians do not expect long vacations, so activity is not growing as rapidly as before.

New Year's trips, active bookings, and a large number of guests in cities also pose increased risks for housing. If an apartment is rented out or remains empty while the owners are away, it is important to take care of its protection.
