Kyiv region — leader in prices for private houses
Most of the most expensive houses in Ukraine are located in the suburbs of the capital and on the banks of the Dnipro River. This is where the majority of premium cottage communities are concentrated, and demand from businesses and the diplomatic corps drives up prices.
Top settlements in the Kyiv region with the most expensive housing:
● Pliuty village — UAH 47.5 million (the most expensive location in Ukraine);
● Kozin village — UAH 39.6 million;
● Lebedivka village — UAH 31.3 million;
● Lisnyky village — UAH 25 million;
● Kozintsi village — UAH 20.5 million;
● Romankiv village — UAH 17.6 million;
● Khodosivka village — UAH 15.9 million;
● Moshchun village — UAH 15.7 million;
● Kremenyshche village — UAH 15.4 million;
● Velyki Dmytrovychi village — UAH 14.5 million.
These settlements have remained popular for years among those seeking comfort, privacy, and proximity to the capital. Pluty and Kozin are traditionally among the most exclusive and expensive locations in the country due to their large land areas, picturesque nature, and developed infrastructure.
Regional ranking: where housing is most expensive after Kyiv region
After the capital region, the most expensive private houses are located in western Ukraine — in areas with high tourist appeal and demand for permanent residences.
The average median cost of private houses by region:
● Kyiv region — the undisputed leader.
● Zakarpattia region — UAH 4.1 million (second place).
● Lviv region — UAH 3.8 million;
● Ivano-Frankivsk region — UAH 3.6 million;
● Odesa region — UAH 3.3 million;
● Chernivtsi region — UAH 3.1 million;
● Rivne region — UAH 2.9 million;
● Vinnytsia and Volyn regions — UAH 2.6 million;
● Khmelnytskyi region — UAH 1.9 million.
Regions with the lowest prices for private houses:
● Cherkasy — 869,000 UAH,
● Mykolaiv — 835,000 UAH,
● Sumy — 697,000 UAH,
● Donetsk — 538,000 UAH,
● Chernihiv — 420,000 UAH.
Prices are lower in these areas due to lower demand, remoteness from major economic centers, and varying levels of infrastructure damage as a result of the war.

● Rivne — UAH 3.7 million;
