Where is it more profitable to rent housing: the left bank of Kiev or the suburbs? Price comparison and key factors

The situation on the rental housing market in Kyiv continues to change under the influence of war, migration, and logistical challenges. LUN analysts compared the average prices for one-bedroom apartments on the left bank of the capital and in the nearest suburbs — and the results were unexpected: in some satellite cities, rent is no less than in Kyiv, and in some cases even more expensive.

For tenants, this raises the main question: where is it more profitable to live — closer to the capital or outside it? Below is a detailed analysis of prices and factors that shape the market.

Rental prices in the suburbs of Kyiv: when is it cheaper, and when is it not

According to LUN, at the end of October 2025, the average cost of renting a one-bedroom apartment in cities near the capital was:

● Bucha — 12,000 UAH,

● Vyshneve — 13,000 UAH,

● Irpin — 14,000 UAH,

● Petropavlivska and Sofiivska Borshchahivka — 15,000 UAH.

This means that in a number of suburbs, the cost of rent actually corresponds to Kyiv prices in residential areas.

The reasons for this equalization are obvious:

● active construction of new buildings with modern layouts;

● high competition for comfortable apartments;

● landlords' focus on a solvent audience working in Kyiv.

The suburbs are convenient for those who prefer green areas and relative tranquility, but at the same time are willing to spend more time commuting to work.

Left bank of Kyiv: prices lower than expected

Although Kyiv is a capital city with high prices, the left bank continues to be one of the most affordable options for living. LUN records the following average prices for one-bedroom apartments:

● Desnianskyi district — from 10,000 UAH,

● Dniprovskyi district — about 12,500 UAH,

● Darnytskyi district — 15,000 UAH.

In many cases, the rental price on the left bank is even lower than in popular suburbs. But in the 2-room apartment segment, the difference becomes even more noticeable:

● Desnianskyi district — 12,000 UAH,

● Sofiivska Borshchahivka — 21,000 UAH.

In other words, renting a two-room apartment in a residential area of Kyiv can be almost twice as cheap as in the suburbs.

Why are the suburbs sometimes more expensive than Kyiv?

LUN analysts explain that the cost of rent is determined not only by location and square footage, but also by logistics and the ability to get to work.

1. Most apartments in the suburbs are new buildings. Irpin, Bucha, and Sofiivska Borshchahivka have been actively developed in recent years. New layouts, renovations, enclosed courtyards, and infrastructure all increase the cost.

2. Demand depends on the availability of jobs. Kyiv is a center of employment, and most offices and businesses are located on the right bank. This determines the behavior of tenants.

3. Commuter migration and congested bridges. LUN Statistics Director Lyudmila Kiryukhina explains that there is active daily migration between the banks in Kyiv. Due to restrictions on metro and bridge traffic during air raid alerts, the left bank is losing ground — demand for rentals is falling, and prices remain more affordable.

4. Suburbs are becoming fashionable. Irpin and Bucha, despite the destruction of war, continue to recover and attract tenants with their nature and new infrastructure — demand keeps prices high.

What to choose: Kyiv or the suburbs?

The choice depends on three key factors:

1. Travel time. The suburbs can be convenient if you work remotely or have a car. But during rush hour and air raid alerts, travel time often becomes unpredictable.

2. Budget. If the goal is to minimize costs, the Desnianskyi district or part of the Dniprovskyi district are the most affordable options.

3. Comfort and infrastructure. New buildings in the suburbs often win in terms of housing quality but lose in terms of transport accessibility.
