How have prices and demand for apartments with backup power changed in 2025?

Autumn power outages have once again brought the issue of housing autonomy to the fore. Apartments equipped with backup power, heating, or stable internet during blackouts have become particularly sought after in large cities.


According to OLX Nerukhomistʹ analysts, most of these offers are in Kyiv, Odesa, Lviv, Dnipro, and Kharkiv, but the growth dynamics of supply varies significantly between regions.


The reason for the demand is not only the instability of the power supply, but also internal migration: tenants are eager to choose homes that can operate autonomously, especially if the apartment is used as a workplace or study space.


In which cities is the supply of autonomous apartments growing the most?


The supply of housing with backup power has increased across almost the entire country, but unevenly. Leaders in annual growth:

● Sumy — +240%

● Chernihiv — +142%

● Lutsk — +100%

● Zhytomyr — +41%

● Dnipro — +41%

● Kyiv — +27%


In Mykolaiv, the growth is 15%, in Khmelnytskyi — 8%, in Poltava — 2%. In other regions, there has been a decrease in the number of listings.

How have prices for apartments with backup power changed?


The cost of such housing has increased in most cities, but the most striking dynamics are observed in regions where demand significantly exceeds supply.


Annual growth in median rental cost:

● Mykolaiv — +180%: from UAH 5,000 to UAH 14,000

● Ternopil — +80%: from UAH 11,600 to UAH 20,900

● Zaporizhzhia — +46%: from UAH 6,500 to UAH 9,500

● Kharkiv — +25%: from UAH 7,000 to UAH 8,700


In cities near the front line or with a difficult energy situation, autonomous infrastructure has become a priority, which has affected pricing.


Incidentally, owners and tenants can purchase express apartment insurance on the Visit Ukraine portal, which allows them to protect their property and not worry about dangers from neighbors, fires, natural disasters, and military risks.




Demand and prices for apartments with autonomous heating: how the situation has changed over the year


In October 2025, the number of ads for rental housing with autonomous heating also increased significantly:

● Sumy — +114%

● Lutsk — +72%

● Dnipro — +40%

● Chernihiv — +32%

● Kyiv — +29%


Where is most of this housing located:

● Kyiv — 9.2 thousand ads

● Odesa — 5.4 thousand

● Dnipro — 1.3 thousand

● Kharkiv — 621

● Zaporizhia — 460

● Vinnytsia — 404


Growth in the cost of apartments with autonomous heating:

● Sumy — +36%: from UAH 5,500 to UAH 7,500

● Kharkiv — +20%: from UAH 5,000 to UAH 6,000

● Vinnytsia — +16%: from UAH 12,000 to UAH 13,900

● Zhytomyr — +13%: from UAH 10,000 to UAH 11,200

● Lviv — +12%: from UAH 18,600 to UAH 20,800


Demand is growing — prices are responding accordingly.
