The Ukrainian real estate market is gradually recovering from the shock caused by the war. Active construction, stable price growth, and high demand indicate a return of interest in housing and investment in new buildings. LUN analysts note that in 2025, the market will show stable dynamics, especially in the central and western regions of the country.


Where are new homes most actively being sold?


According to the LUN portal, since the start of the war in Ukraine, about 222,000 new apartments have been commissioned. The highest activity is observed in the Kyiv region — 84,900 apartments, Lviv — 27,700, and Odesa — 24,300.


As of October 2025, about 1,500 residential complexes are available for sale, with the highest concentration of offers in the Kyiv (27%), Lviv (17%), and Odesa (8%) regions.


In the first nine months of the year, sales started in 174 new residential complexes, which is 12% more than last year. The most dynamic market is observed in Kyiv and the region (+61%) and Lviv region (+24%).


Among the regions with noticeable growth in activity are:


● Lviv region — +24%;

● Kyiv region — +18%;

● Ivano-Frankivsk region — +15%;

● Zakarpattia region — +9%;

● Ternopil region — +5%.

Growth in apartment prices


Over the past three and a half years, prices for new buildings have risen significantly. Record increases in value were recorded in:


● Ivano-Frankivsk — +70%;

● Rivne — +54%;

● Uzhhorod — +47%.


At the same time, not only the primary market but also the income-generating real estate segment is showing positive dynamics. The number of investment projects has increased in:


● Ivano-Frankivsk region — by 57%;

● Lviv region — by 20%;

● Zakarpattia region — by 9%.


Where are the most expensive apartments?


Kyiv remains the most expensive market. To purchase housing in the capital, the average resident must save for 7.5 years. The average cost of a one-room apartment in September 2025 was:


● Kyiv — $65,000;

● Lviv — $64,500;

● Uzhhorod — $59,200;

● Chernivtsi — $55,000;

● Rivne — $52,000.


Analysts note that the time it takes to sell an apartment is decreasing. At the beginning of the year, an apartment in Kyiv sold for an average of 78 days, but in the fall of 2025, it sold in 47 days.


Incidentally, owners and tenants can purchase express apartment insurance on the Visit Ukraine portal, which allows them to protect their property and not worry about dangers from neighbors, fires, natural disasters, and military risks.




Rental market: where is it most expensive


The most expensive apartments on the rental market are in Uzhhorod — 20,800 UAH per month for a one-room apartment. Next are:


● Lviv — 18,700 UAH;

● Kyiv — 18,000 UAH;

● Ivano-Frankivsk — 15,400 UAH.
