One-room flats in Ukraine are rapidly becoming more expensive: where price growth is record-breaking, and where housing remains the cheapest
The real estate market in Ukraine is surprising again: prices for one-room flats have changed in different directions over the past six months — in some places they are growing at record rates, while in others they remain at minimum levels. Find out how much a one-room flat costs today in different cities and where buying a flat will be most profitable
Over the past six months, the real estate market in Ukraine has shown mixed dynamics: in most cities, prices for one-room apartments have risen significantly, but in some regions, prices have fallen. According to data from LUN, Odessa and Ternopil led the way in terms of growth.
Where prices are rising the fastest
Odesa topped the ranking: in six months, one-room apartments here rose in price by 14%, and the average price reached $44,000. In Ternopil, the increase was 13% — a one-room apartment now costs approximately $40,000. Rivne closes the top three, where prices rose by 11% and are now around $52,000.
Growth was also recorded in Chernivtsi, Dnipro and Kharkiv (+7%), where average prices are $53,300, $43,400 and $22,000, respectively. In Khmelnytskyi and Kyiv, the increase was moderate — only 4%. However, it is in the capital that apartments remain the most expensive in the country: the average cost of a one-room apartment has already reached $65,000.
The most expensive — in Lviv and Uzhhorod
Lviv and Uzhhorod traditionally lead in terms of total cost, where one-room apartments cost $63,000 and $60,000, respectively. Interestingly, Lviv has seen a 3% drop in prices, while in Uzhhorod, the cost has remained stable.

Where housing is cheapest
At the other end of the market are the cities of the south and east. In Kherson, prices are practically frozen due to constant Russian shelling: the average cost of a one-room apartment here is only $14,300, which is the lowest in the country. In Zaporizhzhia, apartments have fallen in price by 9% and cost around $16,000, while in Mykolaiv, the decline was 2% — to $20,000. In Sumy, there has been a slight increase (+2%), but the cost remains one of the lowest — $22,000.
How many years does it take to save up for an apartment?
According to LUN analysts' calculations, in order to buy a one-room apartment in Ukraine, a Ukrainian needs to save their entire salary for 2.5 to 8.4 years. The fastest way to save up for housing is in Kherson, and the longest is in Uzhhorod, where prices remain consistently high.
