How much does a house cost in Ukraine now: where prices have risen the most, and where — the least
In recent years, the private real estate market in Ukraine has undergone significant changes: in some regions, house prices have risen sharply, while in others they have remained almost unchanged. The situation depends not only on geography, but also on demand, security and economic factors. The cost of private houses in Ukraine has risen significantly in recent years, but the rate of this growth varies considerably depending on the region. According to infographics from OLX, prices have skyrocketed several times in some regions, while in others they remain relatively stable.

How prices have changed across Ukraine: an overview by region
Leading regions: where have prices risen the fastest?
Three regions of Ukraine are showing the most dynamic price increases in the private housing market. The largest growth was recorded in the Vinnytsia region: here, the cost of a private house has more than quadrupled over the past four years. While in 2021 the average price was around 580,000 hryvnia, it is now almost 2.6 million.
The situation is similar in Volyn, where prices jumped 43% over the year and 275% compared to 2021. In the Lviv region, the growth rate is slightly lower, but still impressive: plus 267% over four years. Today, the average cost of a private house here is over 3.6 million hryvnias.
Kyiv and Odesa: stable but slower growth
Prices are also rising in the capital and on the Black Sea coast, but less rapidly. In Kyiv, housing has more than doubled in price since 2021, and the average price is now almost 10 million hryvnia. In the Kyiv region, the increase is over 100% for the same period.
In the Odesa region, houses have become 106% more expensive in four years. The current cost is over 3 million hryvnia, and the growth continues.

Slow growth in the east and centre
The smallest changes in the private housing market have been recorded in the central and eastern regions. In the Zaporizhzhia region, the increase was only 4% over the year, although since 2021 it has been over 120%. The situation is similar in the Poltava region: growth over the year was 13%, and over four years — 113%. However, average prices here remain the lowest in Ukraine.
