The rental market in Ukraine is growing: how much do they ask for a one-room flat in different cities?
In August 2025, Ukraine saw a noticeable increase in the number of advertisements and prices for one-bedroom flats. Kyiv remains the most expensive city, but growth is also being recorded in the regions — especially in Lviv, Odesa, Dnipro, and Ivano-Frankivsk. At the end of the summer, the Ukrainian rental market picked up noticeably: more new listings, higher tenant activity, and a gradual increase in prices in most regions of the country. The situation is developing particularly dynamically in large regional centres and the capital, where demand for housing traditionally remains high. This is evidenced by an analysis by DIM.RIA, reports Finance.ua.

Supply and demand
According to analysts, in August 2025, interest in renting increased in almost all regions of Ukraine. The western regions, in particular Zakarpattia (+47%), led the way in terms of new listings, while a number of regions saw a decline in supply — for example, in the Kirovohrad region, the number of active listings fell by almost half.
Kyiv remains the most expensive
The capital's rental market traditionally leads in terms of prices. The average cost of a one-room apartment in Kyiv is about 19,000 UAH per month. In elite areas such as Pechersky, the price can reach 25,200 UAH, while in more remote areas, such as Desnyansky, rents start at 12,700 UAH. Over the last month, the average price has increased by 4%, and over the year — by approximately 5%.

Regional differences
In regional centres, pricing policy remains significantly lower than in the capital, but growth is also being recorded here. One-room apartments in the Kirovohrad, Ivano-Frankivsk, Poltava, and Chernihiv regions have risen in price the most.
▪️ Lviv — from 12 to 15 thousand UAH for a one-room apartment, depending on the district.
▪️ Odesa — about 13–14 thousand UAH, especially expensive in the coastal area.
▪️ Dnipro — 11–13 thousand UAH for standard housing.
▪️ Kharkiv — from 10 thousand UAH in residential areas to 14 thousand UAH in the centre.
▪️ Ivano-Frankivsk and Chernihiv show the most active growth: prices rose by an average of 7–10% per month.
Imbalance between supply and demand
In Kyiv, there are approximately ten responses per advertisement. But in the regions, the situation is different: for example, in the Mykolaiv region, the ratio is 1:73, and in the Chernivtsi region, it is 1:72. This indicates that supply does not always meet demand, and the market remains overheated.
