The housing rental market in Ukraine continues to change under the influence of internal migration, the security situation and demand in relatively stable regions. At the end of 2025, analysts recorded significant differences in the cost of renting one-room apartments depending on the region: from record high prices in the west of the country to minimum rates in front-line regions.
This is evidenced by current data from the DIM.RIA analytical center, which compared the average cost of renting in December 2025 with the indicators of December 2024.

Where is the most expensive rental of a one-room apartment in Ukraine?
Western regions traditionally remain leaders in terms of rental costs. The Zakarpattia region confidently holds the first place - the average rental price of a one-room apartment here is 18,450 UAH per month, which is the highest figure in the country. The regions with the most expensive housing also include:
- Lviv region - 14,350 UAH (+2% per year);
- Kyiv city - 14,000 UAH (the price remained stable);
- Kyiv region - 14,000 UAH (+27%);
- Volyn region - 14,000 UAH (unchanged).
Experts explain the high prices by stable demand, relative safety and active relocation of Ukrainians and businesses to the western regions.

Growth records: where the cost of renting a one-room apartment has increased the most
The greatest dynamics of price growth over the year were recorded in the central regions of Ukraine. Analysts attribute this to changes in internal migration flows and a limited supply of quality housing.
The leaders in terms of price increases in 2025 were:
- Cherkasy region – +56%, average price 13,250 UAH;
- Kirovohrad region – +45%, 8,000 UAH;
- Poltava region – +29%, 11,000 UAH.
A noticeable increase was also recorded in Vinnytsia (+19%), Khmelnytskyi (+26%) and Rivne (+20%) regions.

Where is the cheapest place to rent a one-room apartment in Ukraine?
The lowest prices are traditionally kept in the front-line and southern regions. In some regions, rent is not only cheap, but also continues to decline.
The most affordable regions for renting a one-room apartment:
- Kherson region – 3,000 UAH (–25% per year);
- Kharkiv region – 5,000 UAH (+25%);
- Mykolaiv region – 5,500 UAH (+10%);
- Zaporizhia region – 6,000 UAH (+20%).
Low prices here are directly related to security risks and limited demand for housing.
What is happening with the one-room apartment rental market in Ukraine?
The rental market in Ukraine at the beginning of 2026 demonstrates a clear regional polarization:
- Western regions remain the most expensive;
- Central regions show the fastest growth;
- Frontline regions are the cheapest, but with high risks for tenants.
Experts predict that these trends will continue in the coming months, and prices will continue to depend on the security situation and migration processes within the country.
