Apartments are becoming more expensive in large cities in Ukraine: how have prices changed?

Prices for flats in Ukraine's largest cities continue to rise, and the market is steadily moving towards new price levels. Housing is becoming more expensive in both the primary and secondary markets, with the most noticeable dynamics recorded in Kharkiv, Odesa and the capital. Experts attribute these changes to a reduction in the supply of high-quality properties and sustained demand from buyers. The real estate market in Ukraine's major cities continues to grow steadily, despite military risks and economic fluctuations. According to Finance.ua, citing data from specialised portals, housing is becoming more expensive in virtually all major cities, but the rates of growth vary. Kharkiv and Odesa are leading the way in terms of price increases, while Kyiv and Lviv remain the most expensive cities to buy an apartment.


The price growth is explained by several factors: a reduction in the supply of new buildings, steady demand for quality housing in safe and economically active regions, as well as a gradual return of internal migration to large centres.


One-room apartments


In the ‘one-room’ segment, Kharkiv surprised with the most noticeable price increase over the year. The median cost reached UAH 866,000 ($21,000), which is 16% higher than in autumn 2024. Dnipro shows the smallest change — UAH 1.1 million ($26,000), an increase of about 5%.


Odesa shows the sharpest increase — up to UAH 1.7 million ($40,000), which is +22% for the year.


Lviv and Kyiv traditionally lead in terms of prices:


▪️ Lviv: 2.3 million UAH ($55,000), an increase of 10%;

▪️ Kyiv: 3.2 million UAH ($76,000), an increase of 13%.


Two-room apartments


Kharkiv again has the lowest prices, although it shows record growth:


▪️ Kharkiv: 1.4 million UAH ($33,000), +24%;

▪️ Dnipro: 1.5 million UAH ($36,000), an increase of only 3%.


In Odesa, two-room apartments rose to 2.3 million UAH ($55,000), which corresponds to +18%. In Lviv — 3.1 million UAH ($74,000), +14%, and in Kyiv — 4.8 million UAH ($114,000), +11%.


Three-room apartments


The rise in prices in the three-room segment confirms the general trend:


▪️ Kharkiv: 1.8 million UAH ($43,000), +22%;

▪️ Dnipro: 2.1 million UAH ($50,000), +12%.


In Odesa, the median price rose to UAH 2.9 million ($69,000), an increase of 17%. In Lviv — UAH 3.9 million ($92,000), +12%. The most expensive apartments are traditionally in Kyiv — UAH 7.1 million ($168,000), an increase of 14% over the year.

Housing prices in Ukraine: what to expect next?


According to developers and market experts, there are virtually no prerequisites for a decrease in the cost per square metre in the coming years. The prolonged rise in the cost of construction materials, limited supply of new properties and high demand for quality flats will support price growth.


Some analytical reviews also note that regional markets are beginning to catch up with large agglomerations. For example, the city of Ternopil has become one of the leaders in terms of annual price growth dynamics, despite the fact that it has traditionally been considered more affordable.
