Demand for housing in Ukrainian cities: which areas do buyers choose in Kyiv, Lviv, Odesa, and Dnipro?
The real estate market in Ukraine is gradually recovering, and interest in buying housing in large cities remains high. Find out where the demand for apartments is highest and how Ukrainians' activity has changed compared to last year
Demand for housing in Ukraine's major cities remains stable, but dynamics vary by region. According to OLX Real Estate analysts, the most noticeable growth in interest in apartments is recorded in Lviv, where the number of responses to ads has more than doubled. Kyiv also shows a positive trend, while Odesa and Dnipro maintain last year's level of activity without significant fluctuations.
Kyiv: Desnianskyi district leads the way
In the Ukrainian capital, Desnianskyi has become the most popular district for buying property, with 10 responses per listing in September 2025 (compared to 6 last year). This is the highest figure among all districts of Kyiv.
Next in terms of demand are:
Svyatoshyn and Obolon districts — 7 responses each;
Dnipro and Darnytskyi — 6 each;
Podil, Holosiivskyi, and Shevchenkivskyi — 5 each.
The least interest in buying housing is observed in the Solomyanskyi (4 responses) and Pecherskyi (3 responses) districts, which may be due to the high price per square meter in these parts of the city.

Lviv: record growth in demand in the Frankivskyi district
Lviv became the absolute leader in terms of growth in buyer activity. In the Frankivskyi district, the number of responses per ad increased from 7 to 15, which is the highest indicator among all the cities studied.
The following districts also showed high interest in housing:
Lychakivsky district — 13 responses;
Zaliznychny — 11;
Shevchenkivsky — 10;
Galitsky — 9.
The only district where activity declined slightly was Sykhiv: 6 responses compared to 8 in 2024.
Odessa: stable interest without change
Unlike the western regions, demand for housing in Odessa remains stable. In the Kyiv, Primorsky, and Khadzhibey districts, there were 3 responses per ad, which is the same as last year.
Only in the Peresypsky district was there a slight decrease in activity — 2 responses instead of 3 in 2024.
Dnipro: minor changes in some districts
In Dnipro, the situation remains similar to that in Odesa. In most districts (Samarsky, Soborny, Tsentralny, Chechelivsky, Shevchenkivsky), there are 3 responses per ad, which is the same as in 2024.
However, the Novokodatsky district showed a slight increase (from 4 to 5 responses), while the Industrial and Amur-Nizhnedniprovsky districts, on the contrary, lost one point each — now there are only 3 responses.
Incidentally, owners and tenants can purchase express apartment insurance on the Visit Ukraine portal, which allows them to protect their property and not worry about dangers from neighbors, fires, natural disasters, and military risks.
What influences buyers' choices?
According to OLX Real Estate, most Ukrainians planning to buy a home have a limited budget — up to $50,000, while only a few are willing to spend more than $100,000. For 57% of buyers, it makes no difference whether they buy an apartment in a new building or on the secondary market.
At the same time, 31% are looking for housing exclusively among “secondary” properties, and 12% are focused only on new apartments from developers.
Experts also note that demand for Khrushchev-era apartments remains stable, especially in the central areas of the capital. Despite the age of the buildings, such apartments often have a favorable location, and therefore their cost remains high.
