As of the end of June 2025, Ukrainians topped the ranking of foreigners who are most active in buying housing in Poland on credit. According to the portal inPoland, citing data from the Credit Information Bureau, the total amount of credit obligations of foreigners in Polish banks reached PLN 25.7 billion, with Ukrainian citizens accounting for the largest share.




How many loans have foreigners taken out in Poland?


A total of about 265,000 foreigners with credit obligations are registered in Poland. Of these:

● 82% are mortgage loans;

● 14% are consumer loans;

● 4% are other financial products.


Thus, the vast majority of loans taken out by foreigners in Poland are related to the purchase of housing.

Ukrainians are the largest borrowers among foreigners


According to official statistics, Ukrainians have taken out loans totaling PLN 13.6 billion, of which 78% are mortgage loans. The number of Ukrainian borrowers reached 184,000, making them the undisputed leaders among all foreigners.


For comparison:

● Belarusian citizens have loans totaling PLN 4.2 billion (24,000 borrowers);

● representatives of India and russia – 5,000 borrowers each;

● citizens of Turkey, Georgia, and Germany – 3,000 each;

● Great Britain and Italy – 2,000 each;

● France – about 1,000 borrowers.


The total debt of these groups is PLN 4.4 billion, which is significantly less than that of Ukrainians.


Why are Ukrainians buying homes in Poland?


The activity of Ukrainians on the Polish mortgage market can be explained by several factors:

● prolonged stay abroad due to the war;

● desire to provide stability for their families;

● availability of mortgage products in Poland;

● prospects for long-term integration in the country.


According to a study by OTTO Work Force Central Europe conducted in 2025, only 16% of Ukrainians surveyed plan to return home after the end of hostilities. For comparison, in 2022, this figure was almost 50%. Instead, 62% of respondents said they had no intention of returning, compared to 25% and 23% in 2022 and 2023, respectively.


These data confirm that for most Ukrainians, Poland is becoming not a temporary but a long-term place of residence, which directly affects the high demand for housing.
