Demand for real estate among foreign investors is growing in Ukraine: what kind of housing do they choose?
More and more citizens from Europe, Asia, and North America are interested in business-class and premium-class housing, investing with a view to preserving their assets and increasing their value in the future. Despite the full-scale war, foreign investors are gradually regaining interest in Ukrainian real estate, especially in the business and premium segments. Developers note that deals with foreigners are increasingly outnumbering sales to Ukrainians.
Foreigners are returning to the market
According to Irina Mikhaleva, SMO Alliance Novobud, speaking to Interfax-Ukraine, investors from Spain, Japan, Canada, and other countries view real estate in Ukraine as a promising asset. They are attracted not only by the potential for growth in value but also by the opportunities for long-term leases.
“In our projects, the number of deals with foreigners sometimes exceeds the number of deals with Ukrainians,” Mikhaleva said.
A similar trend is confirmed by Greenville. According to sales director Susanna Karakhanian, demand from non-residents is growing, but a significant portion of potential buyers are still holding back on deals, waiting for more stability.
Which countries are investing in Ukraine?
Odessa-based developer Dva Akademika has also seen increased demand from foreigners. Whereas previously most of its clients were local residents, in 2024–2025 around 35% of deals were concluded with foreigners.
Most often, these were investors from the UAE, Slovakia, Turkey, Italy, the US, Greece, Israel, and Romania.
The company's development director, Maxim Odintsov, emphasized that the geography of foreign buyers has become broader, which is a sign of confidence in the Ukrainian market, even despite the challenges of wartime.

Homes with a familiar face
There is additional interest in residential projects in which foreign companies are partners.
According to Zoryana Zemlinska, sales coordinator at RIEL, it is precisely properties such as Maxima Residence, a joint project with Turkish developer Bosphorus Development, that are attracting citizens of Turkey and other countries.
Demand remains cautious
Despite the positive signals, KAN Development points out that the share of foreigners among buyers remains insignificant. Deals are mainly concluded by those who want to enter the market at the lowest possible price, hoping for future growth.
Alexander Nasiakovsky, managing partner of the DIM group of companies, also notes that the main investors are currently Ukrainians who have been living abroad for a long time. They see buying property as a way to preserve their capital without taking it out of Ukraine.
Demand for Ukrainian real estate among foreigners is gradually recovering. The greatest interest is in premium and business-class housing, especially in projects with international participation.
At the same time, most foreigners remain cautious, postponing purchases until a more favorable moment. The Ukrainian real estate market remains attractive, and investment activity is expected to increase in the long term.
