Foreign citizens who plan to buy a home in Sweden are required to obtain a coordination number (Samordningsnummer) — without it, it is impossible to conclude a purchase agreement. This number is an identification code assigned by the Swedish Tax Agency (Skatteverket) for legal and financial transactions.

In this article, we will explain in detail how to submit the documents correctly and what to do if you do not yet have real estate or an employment contract in Sweden, using the example of a consultation with Visit Ukraine specialists.

How to obtain a coordination number in Sweden – consultation with a Visit Ukraine lawyer

According to current Swedish law, in order to perform certain legal transactions, including the purchase of real estate, a foreigner must obtain a coordination number (samordningsnummer), which is issued by the Tax Agency — Skatteverket.

*Samordningsnummer — is a personal identification number issued temporarily to foreigners who are not registered in Sweden but have grounds for performing legal actions on its territory.

To obtain a number, Skatteverket requires documentary evidence of the circumstances that justify the assignment of a coordination number to you. In particular, they accept the following documents:

● A purchase agreement or preliminary agreement for the purchase of real estate in Sweden.

● A letter from a real estate agency confirming your intention to purchase real estate (in English or Swedish).

● A rental agreement for housing in Sweden.

● An employment contract or confirmation of employment in Sweden.

Can I get a coordination number before purchasing real estate?

If the property has not yet been purchased and you do not have a preliminary agreement, you can contact the real estate agency in Sweden with which you are working and obtain an official letter from them stating:

● that you are in negotiations to purchase real estate;

● approximate characteristics of the property (type, location);

● expected date of conclusion of the transaction (if known).

How to write a letter to Skatteverket?

You can send Skatteverket your own statement explaining your intentions to purchase real estate. The letter should include:

● your personal details (full name, date of birth, passport details);

● the purpose of your application (to obtain a coordination number for the purchase of real estate);

● a description of your actions: for example, you have chosen a region or property, are in negotiations with an agent, plan to purchase real estate in the coming months;

● attach copies of correspondence with the agent or advertisements for the property you are interested in (as additional confirmation of your serious intentions).

Required attachments to the letter:

● a copy of your passport;

● a letter from the real estate agent or correspondence confirming your intention to purchase;

● preliminary information about the property (optional).
