Renting out an apartment in Ukraine is a common way to earn income, but it comes with certain risks. Protecting your property and liability is critical, especially in 2025, when traditional risks are compounded by military risks. This article will help you understand all the ins and outs of renting insurance.
Why insure the apartment you are renting out?
Insuring rented property is not just an additional expense, but an effective tool for protecting your financial interests and peace of mind.
Risks from tenants' actions: Even the most conscientious tenants can accidentally cause damage to property. Who should take out insurance – the owner or the tenant?
Insurance for rented accommodation can be taken out by either the owner or the tenant.
The owner usually insures the property itself (walls, floors, windows) and their belongings in the apartment (furniture, appliances) against the risks of fire, flooding, natural disasters and unlawful acts by third parties. They can also insure their civil liability to neighbours.
The tenant can insure their civil liability to the owner (in case they damage the owner's property) and/or insure their own property that they have brought into the rented apartment.

How to specify insurance obligations in a lease agreement?
The best solution is to clearly define insurance obligations in the lease agreement. You can specify who exactly takes out the policy, what type of insurance and coverage, and who bears the costs. For example, the owner may oblige the tenant to take out civil liability insurance and insure the property against military risks. This will avoid disputes in the future.

What types of insurance are available for rented accommodation?
The modern insurance market in Ukraine offers several types of policies to protect rented accommodation:
Standard policies (express apartment insurance): These cover the most common household risks:
– fires and explosions of domestic gas;
– flooding (due to accidents in water supply and sewage systems);
– natural disasters (e.g. earthquakes, lightning, strong storms);
– unlawful actions of third parties (burglary, robbery, vandalism);
– damage to glass (windows, balconies, loggias);
– third-party liability insurance (e.g. compensation for damage to neighbours).

1. Repair of property after flooding or fire: Reimbursement of the cost of restoration work in the apartment (walls, floor, ceiling).
2. Losses due to damage to equipment and furniture: Compensation for the cost of repair or replacement of damaged interior property.
3. Compensation for destroyed housing: In the context of military operations, this coverage is only provided if you have a special policy covering military risks. Without it, damage from shelling or explosions is not compensated.

How to get insurance online?
On the Visit Ukraine portal, you can get insurance online without an inspection of the property or real estate documents. All you need to take out insurance is your passport and tax identification number.
1. Select the sum insured and the start date of the policy.
2. Fill in the form with details of the property (address) and the person insuring the property (full name, date of birth, passport details, tax identification number, contact telephone number and e-mail address).
3. Agree to the terms of the contract and confirm the registration (using a special code that will be sent to your email).
4. Pay for the insurance in a convenient way.
5. Receive the ready-made apartment insurance policy at the specified email address.
