In 2023-2024, the Ukrainian construction market showed positive dynamics. The revival was driven by the intensification of economic activity in the central and western regions, the restoration of damaged infrastructure, and the implementation of programs to protect energy facilities.

At the same time, the market volume remains almost half that of pre-war 2021. This is stated in GMK Center's analytics.

When choosing an apartment for rent, it's important to consider not only the location and price, but also possible risks. Residential real estate market: key figures

In 2024, the total area of commissioned housing in Ukraine increased by 32% to 9.8 million square meters.

The regional leaders were:

Kyiv - 1.41 million square meters (14.5% of the total);

Kyiv region - 1.95 million square meters (19.9%);

Lviv region - 1.06 million sq m (10.9%).

These regions became the centers of new construction due to relative security and increased demand among internally displaced persons.

Why is construction activity growing?

As Oleh Prykhodko, CEO of Greenol development company, explains, several important factors have contributed to the increase in construction:

Government support programs, in particular eOselya, which stimulated demand for housing, especially in the primary market. In 2024, the volume of loans under this program amounted to UAH 14.6 billion (+66% year-on-year).

Concentration of construction in safer regions: Kyiv, Lviv, Zakarpattia, and Ivano-Frankivsk regions have become centers for attracting internal migrants.

Restoring logistics and stabilizing the supply of construction materials, despite rising energy and transportation costs.

Mortgages: a driver of development, but with reservations

According to analysts, mortgage lending is also gaining momentum. As of the end of 2024, mortgage volume increased by 30% compared to pre-war levels. At the same time, this activity is still not enough to fully recover the market.

According to the NBU:

- Net hryvnia loans to households increased by almost 40% over the year;

- The share of mortgages in the loan portfolio reached 13.5%, but this figure remains low in the context of current market needs.
