In the Ukrainian capital, rental prices for three-bedroom apartments have increased by 16.67% since February 2024. LUN experts explain this growth by seasonality and predict further rise in prices for one- and two-bedroom apartments in the near future.

The real estate rental market in Ukraine demonstrates higher dynamics and flexibility compared to other European countries, responding to various changes in the country, economy and politics, and quickly adapting to new conditions.

What are the trends in European cities?

In Europe, rental prices are growing more slowly, but they are not falling yet. Cities such as Amsterdam, Paris, The Hague, Munich and Utrecht are among the top 10 in terms of real estate prices and have problems with housing affordability.

Among these cities, only Munich has seen a decline in real estate prices compared to last year. Prices for studios in Amsterdam decreased by 0.6%, but the city remains the leader in terms of rental prices for any type of real estate.

Renting an apartment in Amsterdam costs 2,275 euros, in Paris - 1,862 euros, in Lisbon - 1,700 euros. While the cost of a similar apartment in Kyiv is 500 euros.

The largest increase in rental prices over the past year occurred in the cities of Turin and Valencia (37.5% and 33.3%). However, they have the lowest rental rates (1100 and 1400 euros) among large cities in Western Europe.

The cost of renting one-bedroom apartments or studios in Stuttgart and Berlin decreased by 26.2% and 7.7%. While Bologna is ranked fifth among the most expensive cities for studios, with a price increase of at least 25%.
