In Poland, rental prices continue to rise due to the influx of refugees and general inflation, sometimes by up to 30% annually. However, this rise in prices is accompanied by an increase in demand for renting two- and three-bedroom apartments. 

What is the cost of rent in major cities in Poland?

According to TRAVEL RBK-Ukraine with reference to yavp.pl, the average cost of renting a house in major cities of Poland is currently as follows:

Cavaliers (studio apartments up to 30 square meters) are no longer so popular, with only 6% of the demand for them. However, a significant part of the requests were for 2-room (25%), 3-room (also 25%), and 4-room apartments (15%).

The greatest interest is generated by 2-room apartments, for which the following price ranges are most often sought:

- in Łódź up to PLN 2000 (24%);

- in Poznan and Wroclaw - for PLN 2500;

- in the Tricities (Gdańsk, Sopot, Gdynia), Krakow and Warsaw - 3000 PLN.

Meanwhile, 3-room apartments, although popular, attract the attention of potential tenants four times less. This is possible due to higher utility costs for a larger living space.

How much has the cost of renting an apartment increased in Polish cities?

Rental prices in different cities have increased by an average of 10% in recent months. 

In particular, the highest growth was in Kielce (+3.8%), Rzeszów (+2.2%) and Tricity (+1.6%). However, the cost of rent in Lodz, Lublin and Warsaw remained almost unchanged, and in Białystok, Bydgoszcz and Szczecin it even decreased by 1.2%.

Over the year, housing prices rose the most in Rzeszow (+30%), Opole (+22%), Tricity (+14%), Warsaw (+13%), Poznan (+9%) and Wroclaw (+5%).

It is noted that the lowest average rent among large cities is observed in Kielce (PLN 1850), slightly more expensive rent in Olsztyn and Bydgoszcz (about PLN 2000). On average, you can find an apartment in Katowice, Lublin, Poznan and Rzeszow for PLN 2500.

Warsaw remains the most expensive, where the average rental price is up to PLN 5000. In comparison, the average rental rate in Łódź is almost twice as low.

On the rental market in Łódź, approximately 42% of offers are for apartments of up to 40 square meters, while in Warsaw this percentage is only a quarter of the ads. Apartments with an area of 40-60 square meters are represented in approximately 38% of the offers in both cities. Large apartments over 60 square meters are offered in Łódź in only a fifth of the ads, while in Warsaw they make up almost 40%.

In particular, in Łódź, it is cheaper to find an apartment of up to 60 square meters than in Warsaw - by about 40%, and apartments of 60-90 square meters cost half as much.
