Renting country houses in Ukraine: how prices have changed in different regions

This year, Ukraine has seen a significant increase in prices for renting country houses. Find out in more detail where the rent is the most expensive and where it is the most in demand and what is the supply and demand in Kyiv, Lviv, Ivano-Frankivsk and Odesa regions
In 2025, the country house rental segment in Ukraine will demonstrate active dynamics - price growth, changes in demand and variations in supply.
According to a study by OLX Real Estate, in April of this year, there was a noticeable increase in rental prices in Kyiv, Lviv, Ivano-Frankivsk and Odesa regions. The highest rates are traditionally recorded in the Kyiv region, but both the West and the South demonstrate their own unique trends.
When choosing an apartment for rent, it's important to consider not only the location and price, but also possible risks. Accidental damage, flooding, or even theft can result in high costs. The best solution is real estate insurance. It allows you to minimize financial risks and feel confident in any situation.
Kyiv region: high price, high demand
The Kyiv region remains the undisputed leader in terms of rental prices. In April 2025, the median price of long-term rental of a country house reached UAH 103 thousand. This is 37% higher than in April last year and the highest figure in Ukraine.
Despite the fact that demand has slightly decreased compared to last year (-18%), it still remains the highest among all regions of the country. Supply grew by 6%, but the shortage of properties with an optimal price-quality ratio still persists.
Lviv region: stable growth, shortage of supply
Lviv region is a leader in western Ukraine. In April 2025, the median rental rate here increased by 4% to UAH 27 thousand. Although this is significantly lower than in Kyiv, the market remains active.
It is interesting that in the Lviv region, demand is growing and supply is decreasing at the same time. The number of ads dropped by 11%, and the number of responses by 23%. This indicates a growing interest in suburban housing amid a limited number of options. The average ratio is 10 responses per ad.

Ivano-Frankivsk region: moderate prices and modest interest
The Ivano-Frankivsk region shows a significant increase in the median rental price - by 20%, but the average price level remains relatively affordable - UAH 12 thousand.
Both supply and demand in the region grew slightly, maintaining a stable market. However, the interest in renting here is half as high as in Lviv region, which indicates a certain regional concentration of demand in Lviv as a major urban center.
Odesa region: sharp growth on the back of seasonal demand
In the South of Ukraine, the most dynamic changes were recorded in Odesa region. Here, the median rental price increased by 80% to UAH 18 thousand. This is the largest increase among the analyzed regions.
Demand for rental in Odesa region is the highest among the southern regions. On average, there are 12 responses per ad, which is higher than in Lviv region.
This is explained by seasonality: the summer period traditionally promotes an increase in interest in houses outside the city - for recreation, change of scenery or seasonal living.
