The residential rental market in Ukraine in 2025 continues to change depending on the region, demand and economic factors.

In February, the number of apartment rental offers experienced significant fluctuations: in Kyiv and Zhytomyr region, there were 14-15% fewer of them compared to January, while in Cherkasy, Poltava and Volyn regions, on the contrary, owners were more active in renting out their homes. This is reported by the analytical center of the real estate marketplace Dim.ria.

Rental prices in Kyiv and the regions

The highest rental prices are traditionally recorded in the capital. The average rent for a one-bedroom apartment in Kyiv in February 2025 was UAH 17.6 thousand per month. However, there is a significant variation in prices in different districts of the capital:

Desnianskyi district - from UAH 9.2 thousand

Pecherskyi district - up to UAH 23 thousand.

Dnipropetrovska oblast took the second place in terms of rental prices, where the average cost of renting a one-bedroom apartment reached almost UAH 14 thousand per month.

Demand dynamics

Demand for rental housing in February 2025 increased in Kirovohrad, Zhytomyr, Volyn and Ternopil regions. At the same time, demand in Zaporizhzhia, Mykolaiv and Rivne regions decreased by 21-27% compared to January.

Overall, demand for rental apartments exceeds supply in almost all regions of the country. This is most pronounced in Zhytomyr, Ternopil and Vinnytsia regions, where there are significantly more responses to each ad. In Kyiv, there are an average of 10 responses per apartment rental ad, and in the region this figure rises to 12.

The residential rental market in Ukraine in 2025 shows mixed trends depending on the region. In Kyiv and major regional centers, prices remain high, while some regions, such as Poltava and Volyn, are experiencing increased activity among property owners.

Demand continues to outstrip supply, which keeps prices at a fairly high level. Therefore, those planning to rent a home should take into account regional market characteristics and price dynamics.
