The State Property Fund has recently introduced a new service that allows users to obtain a free certificate of the value of their real estate. The platform's functionality allows for the valuation of 18 types of real estate for sale and purchase transactions.

Features of the new service from the State Property Fund

To obtain an electronic certificate of property value, individuals and legal entities must log in to the website using an electronic signature or ID.GOV.UA. Once the certificate is generated, it can be saved and printed. The certificate is valid for 30 days from the date of its generation.

If a person does not agree with the results of the automatic assessment, he or she will be able to order a paid additional assessment from appraisers. Such a report will be registered in the Unified Database and will be valid for 6 months from the date of the assessment.

In order to register an appraisal report in the Unified Database, all appraisal entities must register appraisers as part of the SRA or under an employment contract. Registration of an appraiser is possible only with an electronic seal of the appraiser; a personal electronic signature of the head is not sufficient.

Only those notaries who have been registered with a personal qualified electronic signature will be able to extract an appraisal report from the Unified Database, the State Property Fund reports.

How to obtain an electronic certificate of real estate value?

The service from the State Property Fund automatically performs a prompt assessment of the market value of a real estate object. The certificate is valid for 30 days from the date of its issuance.

First, in the menu, select the item “Formation of e-Certificates of Property Valuation” and log in with an electronic signature or ID.GOV.UA.

After that, click on the “New certificate” button and enter all the necessary information about the property: applicant's code and name, type and type of property, total area, area of residential premises, land plot, cadastral number, number of rooms, year of commissioning, address, etc. The “KOATSU code” field will be filled in automatically.

Do not forget to click the “Save” button after you have entered all the necessary data. Finally, click “Save and send to SPFU” to generate the certificate. To print the certificate, click the corresponding “Print” button.
