Dim.ria, a real estate marketplace, and robota.ua, a job search platform, have presented an analytical study that shows how long and in what areas you need to work to buy a home in Ukraine.


As part of the analysis, we found out the cost of real estate in regional centers and in the country's regions, taking into account all available offers from users and builders.


The experts considered the average salary of the five most popular professions and the highest income professions in the three largest cities of Ukraine as of January 2024. 


They also analyzed the ratio of salaries to housing costs in terms of full monthly salary without deductions. It is important to note that all estimates do not take into account possible changes in real estate values due to economic factors over the years.


Here's a look at the cost of real estate in Ukraine and what professions you should choose to buy an apartment as soon as possible.

How many years you need to work to buy your own home: research by region


In the primary real estate market in regional centers, as of January 2024, the highest average salary was recorded in Kyiv - UAH 23,600. Accordingly, the average cost of a one-bedroom apartment is UAH 3,299,336. This means that to buy such a home, you need to work 140 months at this salary, which is equivalent to 12 years. In Lviv, this period is 11 years, and in Dnipro, 10 years.


In the regions that are not regional centers, a study of the ratio of average income to housing costs showed that the highest real estate prices are observed in Ivano-Frankivsk, Zakarpattia, and Cherkasy regions. In Ivano-Frankivsk region, the average price of a one-room apartment is UAH 1,839,190, and the average salary is UAH 17,848. That is, to buy a home, you need to work 103 months at this salary, which is 9 years. In Zakarpattia and Cherkasy regions, this period is 8 years. The shortest period for buying was recorded in Chernihiv region - 5 years.


On the secondary real estate market in regional centers, Kyiv, Lviv and Uzhhorod have the highest average prices for one-bedroom apartments. In the capital, to buy an apartment for UAH 3,070,637, you need to save up the average monthly salary for 11 years. In Lviv, this period is 10 years, in Vinnytsia and Uzhhorod - 9 years.


In the regions without regional centers, Ivano-Frankivsk, Zakarpattia, and Cherkasy regions also have the longest periods of saving to buy a one-bedroom apartment on the secondary market, according to the average salary. In Ivano-Frankivsk region, the price of housing is UAH 2,337,188, and the average income is UAH 17,848, which means 11 years of saving. In Kirovograd region, you can buy an apartment on the secondary market in the shortest possible time - 2 years.

The study compiled a list of the most popular professions with a large number of vacancies in Kyiv, Lviv, and Dnipro.


A sales consultant in the capital will need 16 years to save up for an apartment on the secondary market, and 18 years - on the primary market. In Lviv, this period will be 15 years.


A driver in Lviv with an average salary of UAH 26,500 will need 8 years to buy a home. And the same specialist in Dnipro will need 5 years to buy on the secondary market and 7 years on the primary market.


If your goal is to buy an apartment quickly, you should consider opportunities in the following areas:


• Java Developer: According to analytical centers, this profession has the highest average salary in Kyiv, Dnipro, and Lviv. This can help you accumulate the necessary amount of money to buy a home faster.


• Technical leader: The data indicates that a technical team leader with a salary of UAH 78,880 in Kyiv needs about 4 years to save up for an apartment in a new building and 3 years for an apartment on the secondary market. In Lviv, where the average salary for this specialist is UAH 73,753, the savings time is 2 years to buy an apartment on the secondary market and 4 years to buy an apartment on the primary market.

• Chief Marketing Officer (CMO): Although this is a non-technical profession, a CMO position can also provide a high enough income to quickly save up for an apartment in Kyiv and Lviv.


Choose a profession that suits your interests and abilities, and consider the prospects for development in this field.
