Citizens of Ukraine in Poland have taken a leading position among foreigners buying real estate in the country. Data for 2023 confirm a significant increase in the number of Ukrainian citizens who purchased housing in the country. This is reported by ukrayina.pl.

How many apartments did Ukrainians buy in Poland: the latest data
It is noted that among foreign buyers of real estate in Poland, Ukrainians rank first in terms of number. Almost half of all sold residential premises for foreigners were purchased by Ukrainian citizens.
However, the area of Ukrainian apartments is slightly smaller than that of other foreigners.
Last year, foreign buyers purchased more than 14 thousand apartments in Poland in total. Ukrainians were the most active among them. According to the Money.pl portal, Ukrainian citizens bought about 7 thousand residential units, which is 10% more than in 2022.
“In 2023, Ukrainians purchased more than 7.7 thousand real estate units in Poland without the need to obtain a special permit. However, this number includes not only apartments, but also garages and commercial premises. Of the above 7.7 thousand real estate objects, independent residential premises account for approximately 7.1 thousand units,” the article says.

Most of the apartments were purchased by foreigners in:
• Warsaw (2.9 thousand),
• Krakow (1.6 thousand),
• Lodz,
• Poznan,
• Gozów Wielkopolski,
• Gdansk,
• Szczecin.
Analysts note that Ukrainians mostly bought smaller apartments compared to other foreigners.
“The average area of apartments purchased by Ukrainians (no more than 54 square meters) is smaller than the average area of apartments purchased by foreigners in general (58 square meters),” explains Bartosz Turek, an analyst at HREIT.
