Renting a house in 2025: where is the most expensive and cheapest place to rent an apartment in Ukraine?

In 2025, rental prices in Ukraine continue to rise, especially in the western regions. According to the latest data from the State Statistics Service, the average cost of renting a one-bedroom apartment in March 2025 was UAH 7,413, which is 2.7% more than at the beginning of the year.
When choosing an apartment for rent, it's important to consider not only the location and price, but also possible risks. Accidental damage, flooding, or even theft can result in high costs. The best solution is real estate insurance. It allows you to minimize financial risks and feel confident in any situation.
What are the most expensive regions for renting?
The highest rental prices were recorded in the Zakarpattia region, where the average rental price is UAH 11,769. This region continues to be a leader due to the development of its tourist infrastructure and proximity to the EU border.
The second place was taken by Lviv region. Here, rental prices increased by 2.9% to UAH 10,749. Lviv, as the cultural capital of Ukraine and a popular destination for IT professionals, remains attractive to tenants.
Rivne region is the third on the list, with a figure of UAH 10,263, which shows an increase of 3.8% since the beginning of the year.
Even Kyiv, which traditionally topped the ranking of the most expensive cities, now ranks fourth. The cost of rent here increased by 1.5%, reaching UAH 9,777. Despite this, the capital is still an important economic and cultural center, which keeps prices high.

Where is it cheaper to live?
Those looking for affordable housing should pay attention to the southern regions. The lowest prices are recorded in:
Kherson region - UAH 3,118
Zaporizhzhia region - UAH 3,623
Mykolaiv region - UAH 3,908.
These regions traditionally have a lower cost of living and less competition among tenants.
General trends
Rental growth is observed throughout Ukraine, albeit with different dynamics. The main factors influencing the pricing policy remain:
- migration of the population to safer and more economically developed regions;
- demand for short-term rentals;
- rising housing maintenance costs.
Thus, when planning to move or rent in 2025, one should take into account not only financial capabilities but also regional peculiarities.
